PLAN A-1
$1 Billion Minimum

100% DEBT funding including acquisition and soft costs for projects of $1B or more. Utilizing government guarantees and pension funds you've never seen a stronger verifiable funding source for your super-jumbo commercial loans. Great for many kinds of government projects too. Includes the bond underwriting which could cost $50M or more if you had it done commercially and had to pay a third party to do it. A BRIDGE loan for quicker acquisition funding is available.

$40 Million Minimum

65% or higher LTV depending upon strength and government support, this Conventional International DEBT funding utilizing the same pension funds as Plan A-1 is perfect for for domestic or international projects of many types including municipal, infrastructure, private projects.

US
$100 Million Minimum

Clients must be able to show 20% in the project.
Projects must be commercially viable and able to service the loan, not humanitarian, direct lender.
OLC requires a $10,000 application earnest deposit, earned on issue of LOI.

Will not fund, oil fields, exploration or other high risk projects, income producing projects only

$2 Million Minimum

100% DEBT funding from our Dubai fund that requires a refundable 10% cash deposit which they insure to the client. Utilizing their own collateral this one lends at rates beginning at LIBOR plus 2%. Funding of the full loan amount within 90 days and deferred payment options for construction. THIS PLAN IS CURRENTLY ON MORATORIUM FOR NEW BUSINESS THROUGH AUGUST 2008 WHILE IT IS BEING RESTRUCTURED BECAUSE OF THE POOR ECONOMIC ENVIRONMNENT.

USA Commercial & Land Hard Money: 
Property types: Most commercial property types considered including land 
Lending territory: We lend in the United States and United States territories 
Valuation criteria: Purchase price or commercial broker quick sell value 
Loan-to-value: Up to 70 or 80% on purchases, but 20 to 30% cash is required from borrower at closing 
Amortization: Interest only, monthly 
Loan size: Strike zone is $800,000 to $4,000,000 
Loan term: One (1) year term with renewals if paid as agreed 
Interest rate: 12% interest only 
Prepayment penalty: Usually there is no penalty 
Time to closing: Time varies, but can be as short as ten (10) business days to one (1) month (beyond if borrower delays).
